Seamlessly integrated into the greater GrandWest Casino and Entertainment World, the mall will form part of one of the Western Cape’s most prominent leisure destinations. By combining shopping, dining and entertainment in a single precinct, GrandWest Mall will offer visitors a vibrant and distinctive destination experience.

Entertainment Overview

GrandWest Mall’s addition to the precinct, set in a well-established entertainment hub, will bolster the current offering available to the market. The precinct already boasts a casino, hotels, ice rink, conferencing, cinema and an arena that can host up to 7000 spectators.

The newly developed GrandWest Mall is designed to not only fulfil traditional family shoppers’ needs but also enhance the overall entertainment experience. Seamlessly integrated into the mall will be additional restaurants and coffee shops.

Due to the diversity of customers already visiting GrandWest, the GrandWest Mall will draw from a far greater trade area than just the immediate community. The tenant mix will subscribe to this demand and resemble that of a compact regional mall.

Location

GrandWest Mall enjoys an exceptional macro location situated between the N1 and N2, along the M7 freeway leading to the west coast (N7). This strategic positioning establishes GrandWest Mall as the primary retail centre in its trade area, with no major regional malls nearby and limited retail options in the vicinity. Considering the City of Cape Town’s expansion plans directed along the N7 (where M7 transitions to N7), the site is well-aligned for Cape Town’s future growth.

Trade Area

The primary trade area, as defined by the Fernridge demographic study, comprises of Goodwood, Thornton, Norwood, Epping, Bonteheuwel, Elsies River, Langa, Kensington, Gugulethu and Parow. 

Given its compelling entertainment options, GrandWest Mall is poised to draw a broader audience from the extended Cape Town area. The GrandWest precinct features the region’s sole casino, an Olympic size ice rink as well as an arena that hosts major international concerts. The entertainment catchment extends beyond the day-to-day market, providing regional allure. Capitalising on Cape Town’s substantial tourism market, the existing GrandWest Casino and Entertainment World benefits greatly, and the retail centre is poised to similarly attract local shoppers.

Locality and Access

ROADS AND TRAFFIC

The GrandWest precinct is in close proximity and visible from the Jakes Gerwel Drive (M7), Viking Way (M16), as well as Showground Avenue. The site currently has direct access from both Jakes Gerwel Drive (M7) and Showground Avenue. The GrandWest Mall will have a dedicated delivery road at the back of the centre that will allow for efficient servicing of the mall. Large volumes of traffic commute along the N1 and N2, utilising the M7 as a major connecting arterial to the surrounding residential areas.

PARKING

The GrandWest Mall will provide secure open-air parking, with a minimum of 1 hour free.

ACCESS AND EGRESS

The GrandWest Mall will have two access and egress points into dedicated parking via secure access points and three on-grade entrances into the mall directly from the open-air secure parking.
